EPDM rubber roofing

EPDM is bonded rather than welded, with seams made using tape or adhesive, and it fails differently from TPO. The field membrane is extremely durable; what goes is the seams, the upstands where the material turns up a wall, and the terminations, as decades of slight shrinkage put the whole sheet under tension. It is repairable for a very long time, and a leaking rubber roof on a building of any age is almost always worth repairing rather than recovering.

What the job involves

  • Seam and lap inspection across the full membrane
  • Repair using compatible tape or liquid detailing — never TPO products
  • Assessment of upstands and terminations for shrinkage tension
  • Outlet and drainage check where water is standing
  • Puncture repair in plant and walkway areas

Signs you need it

  • Membrane visibly pulling away from an upstand or trim
  • Seam tape peeling at the edges
  • Splits radiating from a corner or a fixed penetration

Questions

Can EPDM and TPO repairs use the same materials?

No, and this is a common and expensive mistake. They are different chemistries with non-interchangeable adhesives and tapes. TPO products on EPDM produce a repair that looks correct and fails within a season.

Our rubber roof is 25 years old. Replace it?

Not necessarily. EPDM field membrane regularly outlives its nominal rating; what needs attention at that age is the detailing — upstands, terminations and seams. Releasing and redressing those is a fraction of a recover and often buys another decade.
