A fluid-applied coating over a sound roof restores the surface, adds reflectivity, and can extend service life meaningfully at a fraction of replacement cost — and on a roof with a restorable system it often carries a renewable warranty. Is coating a real alternative to replacement?

On a dry roof with sound insulation, yes — it genuinely extends service life and defers a capital cost. On a roof with wet insulation it is money wasted, because the saturation continues underneath and the eventual tear-off now includes removing the coating too. The moisture survey is the whole decision.

How long does a coating last?

Typically ten to twenty years depending on system and thickness, often with a renewable warranty if it is inspected and recoated on schedule. Treat it as a maintained system rather than a one-off.
