Parapet and wall flashing

The parapet is where more commercial leaks originate than anywhere except seams. The membrane turns up the wall, is terminated mechanically, and is capped — and every one of those three can fail independently. Coping joints open, counter-flashing pulls out of its reglet, and the termination bar loosens as the building moves. Water entering here often tracks a considerable distance before showing inside, which is why parapet leaks are frequently misdiagnosed.

The leak shows well away from the wall. Can it still be the parapet?

Routinely. Water entering at a parapet runs between membrane and insulation, or along the deck, and surfaces at the first penetration or low point it reaches. Parapet leaks presenting in the middle of a tenant space are very common and very often misdiagnosed.

Can coping joints just be sealed?

Sealant buys a year or two at most on a joint that moves with the building. Where a coping is the entry point, the durable fix is a proper cover plate or a redesigned joint — sealant alone is a maintenance commitment, not a repair.
